Holo, my advice for buying property in Japan based on my experience over the last 4 years, Niseko(Kutchan) area- hope you are cashed up as it has lost control, in my veiw buy out of Hirafu , say 5-10 minutes out of town ,you will get value for moeny and still be close to the hill. When contacting real estates try the local Japanese people, there is still normal prices around- avoid Hirafu, its really starting to suck! -

Le spud, i am doing my level 2 with the New Zealand Mountain Safety Council, or better known as N.Z avalanche assoc, they structure the course over 12 months which is excellent.I have just done 3 week in Wanka,NZ covering the first 3 units so all is good so far.I will spend the coming winter in the field getting my quota of "logged" days. -

me, in summer i work as a carpenter, then in winter i shovel snow out of our doorway 24/7 it seems.

i did get some info on the Niseko snowmobile crew, turns out they DO NOT give access to the backcountry, huge safety issues, there core thing is snowmobile tours! so dont give away your snow shoes. -

Have you thought of maybe doing part of the time in Niesko and part of your time somewhere else, somewhere like Yamagata or Nozwa onsen. On the other hand how about a road trip of Hokkaido's resorts? -

Ive your cars are involved in a accident and are the driver at fault and you have no comprehensive insurance it spells trouble.Shaken only covers third party personal, in other words who ever the name the shaken is in will be responsible for any cost, i learnt this the hard way last winter, just finished paying of a new Delica!

I think the shaken will give you basic third party personal insurance no matter who owns the car as long it is current, but shaken does not cover third party property, this is the gray area.

You need a policy that covers ALL drivers, this will cost extra as in most countries.
