  4. I've just discovered there is a shop down the road from my sisters house called 'The Pie Commission'. It opens in 40 minutes and I plan on being first in line when it does!

  10. Lol. That's not syncing dude. That's transferring. No wonder you don't need to faff about with syncing files on a computer if you don't have the files on a computer. Both my wife and I had samsung smartphones using android before switching to iPhone and neither of us will ever go back. I've had experience using both and I know which one is better and which I prefer. How about you snowdude? Ever actually compared the two or just got your hate on for Apple?

  15. First of all, iPhone is an actual phone while android is an operating system. That fact that no one seems to understand the difference is pretty silly really. If you really want to make comparisons then at least make it between two comparable things, like iOS and android. Secondly, the Apple Eco-system is far superior to using a bunch of different companies software and hardware nonsense that you have to set up and cross your fingers to get working. There is nothing easier in the world than having your iPhone, iPad and MacBook all linked together. Try having your Samsung galaxy phone linked

  17. Well, technically, welfare is any social assistance provided by the government. I think the case above is related to assistance for the poor, ill, disabled or elderly. Really though, you can apply if you are a permanent resident but there is no recourse if you are turned down... other than trying to fight it in court and eventually losing.

  19. I think it depends on your contract. Usually, you have to pay. If you have a smart phone and send messages by using an app like iMessages or Line and you are connected to Wifi you don't pay anything.

  21. It's such a tease... For years there have been no outdoor beer gardens here in Numazu. In the past month two new ones have opened (basically right next to each other). Here's the rub, they are both nomihodai at over 4000¥ for two hours. At those prices you have to do some serious drinking for it to be worth it. I don't want to get shit faced on the patio! I just want to enjoy a couple of beers outside with friends!!
  22. Basically yes. The big contingency is whether or not the property is classified as a primary residence. In many cases, capital gains tax and inheritance tax are the same thing. If my mom sells me her place and it is considered her primary residence then she doesn't have to pay capitals gains tax and when she passed away I wouldn't have to pay inheritance tax because I'd already own it. The problem we have now is that in order for her to not pay any capital gains when she sells me the cabin it has to be considered the primary residence for every year she owned the property. She nev
  23. The crazy thing is the way the capital gains tax works. Basically, you have to pay tax on the difference between the amount you paid when you bought the property and the amount it's appraised at at market value when you sell. Notice that it's not what you sell the property for but what it's appraised at by a real estate appraiser. Since my grandfather built the cabin in the 60s it's original value was some like $15,000. When it was passed on to my mother it was something like $60,000 but she took ownership before capital gains tax laws were set. Now it is valued at about $220,000 dolla
